Whether this is your first time renting or if you've been renting for some time now, we know you probably have questions. To make your life a little easier, we are answering our most frequently asked questions right on our website.
As always feel free to call our leasing office with any question you may have. We are here to help now, and in the future. Without further ado, these are our most frequently asked questions.
Touring the Property
How do I schedule a tour?
You can schedule a tour right from our website. Click here to schedule your tour or visit our homepage to schedule a self-guided tour. You can also call to schedule a tour.
What do I need to bring with me to my tour?
To tour our community, you'll just need to bring a government-issued ID that includes your photo, such as a driver's license, passport or state ID card.
Do I have to make an appointment or do you accept walk-ins?
We do accept walk-ins and we can accommodate walk-ins most of the time. However, if you would like to secure a time with a leasing agent, we recommend scheduling a tour in advance.
Do you offer self-guided tours?
Yes, we do offer self-guided tours. Visit our homepage to schedule a self-guided tour.
Will I be able to tour the townhome that I'm moving into?
In most cases yes. We try our best to show you the actual unit you will be moving into. However, sometimes that isn't an option; for example, we may be in the middle of a renovation or upgrade and the unit you want isn't ready until several days before the move-in date. In those cases, we will show you a similar unit. Feel free to call our leasing office before your tour to ask if the unit you are interested in will be available to tour.
How do I get to the Leasing Office for my tour?
Turn into Galeria del Rio from River Road. The leasing office will be on the right side past several buildings. Every building has a number. Look for the address 5132 Prairie Clover Trail. There are also several arrows that point to the leasing office.
Does it cost anything to take a tour?
It doesn't cost anything to schedule a tour. Schedule your tour today!
Application Process
How do I apply for a townhome?
You can apply anytime online by clicking on the Apply Now button on our website, or stop by during regular office hours to submit your application in person.
How long does the application process take?
It typically takes 24 to 48 hours for your application to be processed and approved. If you haven't heard back from us in 48 hours, please give us a call.
What documents do I need to apply?
Just your legal name, proof of income, and government-issued ID. It's as simple as that! During the application screening process, we will notify you if we require any additional information.
What date could I move in on?
Our website will automatically show you the townhomes that are available on your desired move-in day. Just visit our floor plan page and select a floor plan and your desired move-in date. We will show you what is available.
How much is the application cost and administration fee?
$50 per adult and a $200 admin fee.
What are the move-in expenses?
Move-in expenses include a security deposit, equal to 1st month’s rent in most cases. Some applicants may qualify for zero deposit and instead pay a monthly lease fulfillment fee of $9.85 per month.
Other fees include:
- Renter’s insurance $14 (monthly payment)
- Stress free move-out fee ($500 for 3-bedroom and $700 for 4-bedroom)
- Community maintenance fee $15 (monthly payment)
- Non-refundable pet fee $250 (optional)
- Refundable pet fee $250 (optional)
- First Months pet fee $30 (optional monthly payment)
Do you require a security deposit?
Depending on your credit you may be approved for our zero-dollar deposit option. Instead of a security deposit there is a low monthly lease fulfillment fee of $9.85 per month and a one time stress-free move out fee. For those with less than optimal credit we require one-month rent. For those who are conditionally approved we require one month rent as a security deposit, plus the monthly lease fulfillment fee of $9.85 per month.
Application Requirements
Do you offer short-term leases?
The shortest lease we offer is 6-months. An additional monthly fee applies.Please contact our leasing office for full details.
Do you accept first-time renters?
Yes, we do accept first-time renters. No renter history, no problem.
Do you accept people with bad credit, no credit or bankruptcy?
We do. For those with bad credit or no credit we can help you improve your credit, after you move-in, with RentPlus. If you have had a bankruptcy, it will need to have been discharged. For those with no credit, we may require an additional deposit.
Do you accept evictions, are you a 2nd chance community?
We are not a 2nd chance community. However, we may accept applicants who have had an eviction, if the outstanding balance has been paid. Call our leasing office for full details.
Do you do a background check?
Yes, we do a background check and credit check. Sometimes additional information is needed after the initial screening, but most of the time a basic background check is enough.
What is the income requirement? (ex. 2x rent, 3x rent, etc.)?
Our total/net household income requirement is 3x the monthly rent. The easiest way to figure this out is to check the pricing on our floor plan page and multiply it by 3. If your total household income before tax is equal to or greater than this amount, you meet the income requirement.
Do you allow co-signers or guarantors?
We do allow co-signers and guarantors.
Do you offer Corporate leases?
We do not offer corporate leases at our property at this time.
Monthly Costs
What is included in the listed monthly rent?
On-site maintenance and on-site management are two of the perks included with the rent. Here is a list of other items:

What are the additional monthly fees?
Monthly Fees:
- Community maintenance fee $15
- Electric (depends on usage)
- Water & Sewage (depends on usage)
- Trash & Recycling (depends on number and size of the bins)
- Renters insurance (We offer liability only renters insurance at $14 per month, or you can choose your own rental insurance, as long as it meets the requirements in our rental agreement.)

- Lease fulfillment fee $9.85
- High speed internet
- Pet rent $30 (per pet)
- Rent Plus ($8.95 a month helps build your credit score by reporting your on-time payments to credit bureaus)
About the Townhomes
What appliances come standard?
Standard appliances include a washer & dryer, built-in microwave, fridge with ice maker, oven & stove, dishwasher and garbage disposal.
Do you offer valet trash services?
No, we do not offer valet trash at our property. You will need to set up an account with Waste Management or Republic. The cost will depend on the size of the bin or how many bins you need and if you want to pay for recycling.
Do you offer in-home washers and dryers?
Yes, all townhomes come with a washer and dryer at no extra cost.
Do you offer furnished townhomes?
We do not offer furnished townhomes.
Do you have on-site management?
Yes, we have on-site management.
Do you have on-site maintenance?
Yes, we have on-site maintenance.
Do you offer package receiving?
We do not offer package receiving in our office, but packages can be delivered right to your door.
What are the building's quiet hours?
Quiet hours are from 10:00 pm to 8:00 am.
Is parking available on the property?
Every townhome comes with an attached 2 car garage. Beyond that there is limited parking.

Do you allow smoking within the community?
We are a non-smoking community, smoking is not allowed.
Community Amenities
What amenities does the property offer?
We offer attached two-car garages, private backyards, a dog park, pool, hot tub and more. Visit our amenities page to see our full list of townhome and community amenities.
What are the pool hours?
The pool and hot tub are open year-round. The pool hours are from 8:00 am to 10:00 pm each day.
Pet Policy
Is your community pet friendly?
We are a pet friendly community!
Do you have an onsite dog park?
Yes, we do have a fenced dog-park. Visit our amenities page to see our full list of community amenities!
What is the max number of pets that you allow per townhome?
We allow up to 2 pets per townhome.
What are the pet breed restrictions?
We believe in doing all that we can to create a safe community for our residents and we restrict certain dog breeds: Please see our pet policy for details.
What are the pet weight restrictions?
The max weight limit is 50 lb. per pet.
What are the pet fees?
Pet fees include a non-refundable $250 pet fee (per pet), a $250 refundable deposit (per pet) and a $30 monthly pet rent (per pet).
Location
What's the nearest cross streets to the property?
The nearest cross streets are River Road and La Canada Drive. We are located right off of River Road. and just 5 minutes from I-10.
Which school are nearby?
The Lulu Walker Elementary School is just around the back of our property. The nearest middle and high schools are: La Cima Middle School, and Amphitheater High School.
Is there public transportation within close proximity of the buildings?
The nearest bus stop is 1/2 mile away on La Canada Drive.
Are there bike trails nearby?
The Tucson Loop bike and walking path runs just across the street from Galeria del Rio. USA Today named The Loop the number one bike path in America!
The Loop path extends over 131 car-free miles throughout Pima County, Marana, Oro Valley, Tucson and South Tucson. Add even more miles if you start at Catalina State Park. The Tucson Loop connects to many parks, trails, bus and bike routes, workplaces, schools, restaurants, hotels, shopping areas, and sports and entertainment venues.

Where do residents shop?
We are located less than a mile away from Albertsons and a mile away from Bashas. There is also a Walmart 2 miles away. We are 10 minutes from Costco and 6 minutes from Sam's Club. We are also close to shopping and dining at St.Philips Plaza and Tucson Mall.
Moving In
How do I set up my utilities?
Water and sewage is set up through Metro Water and electricity is set up through Tucson Electric. You will need to provide both Metro Water and Tucson Electric account numbers when you move in.
Which provider can I use for Internet and cable?
Our preferred providers are Xfinity and Quantum Fiber.
Am I required to purchase renter's insurance?
You are required to have renter's insurance. You may upload proof of renter's insurance or purchase insurance through our partner LeaseTrack
How can I build my credit while paying my rent?

How do I pay rent?
You may pay rent online by logging into the resident portal at the top of our property website, or you can stop by the office during regular business hours.
Which payment methods can I use to pay rent?
We accept ACH, credit cards, money orders, and cashier's checks.

Resident FAQs
An item in my unit needs repair. How do I get help?
Our residents are our #1 priority. We strive to respond to service requests promptly to ensure your home is maintained to your satisfaction. Non-emergency service requests are handled during regular business hours. You can request maintenance service from the convenience of your own home via our resident portal. You may choose to be present and give us a preferred time to come by or you may give us permission to enter in your absence. You can also download the RentCafe Resident App from Google Play or Apple App Store for quick access to your resident portal.
Do I have to be present for a service technician to perform work?
No, you do not need to present for a service request, but we do need prior permission to enter your townhome. If you would like to be present, you can set up an appointment in the resident portal.
What happens if I am locked out?
If you get locked out during our regular office hours you can simply stop by the office and borrow a key. If you are locked out after hours you will need to call a locksmith.
There is a $25 fee if you need a new key made, and a $50 fee if you need to change your lock. It’s a $75 fee if you need to replace your garage remote.
Am I required to purchase renter's insurance?
You are required to have renter's insurance. You may upload proof of renter's insurance or purchase insurance through our partner LeaseTrack
Am I allowed to decorate my townhome without penalty?
Residents are not allowed to decorate the townhomes. There is a fee for any damages or material changes to the townhomes.
If my situation changes can I get out of my lease?
Yes, there is a termination clause in the lease. Additional fees may apply.
Can I sublet my townhome?
No, we do not allow subletting.
